Building a new home is like taking a journey— it happens one step at a time. Our goal is complete transparency, so that you are fully aware of every stage in the process, taking an active role in decisions along the way.
At the initial consultation you will meet with a New Home Sales Consultant who will learn about your budget and must haves in your brand new home. We will help you select the perfect plan that fits your needs.
ATTEND HOME BUILDING SEMINAR
Once you have decided Garrette Custom Homes is the right builder for you we will recommend that you join us at one of our free home building seminars. These seminar cover all the important details in building your brand new home, help you understand processes such as site development and financing, as well set expectations for your brand new home.
CHOOSE WHERE YOU WANT TO BUILD
If you don’t already have land you want to build on, Garrette Custom Homes New Home Sales Consultants will review land that is available — whether we currently own it or it is on the market. Once land has been selected, we will schedule a site development review. Our team will identify the needs for power, water, sewer, or any other item require to prepare site for home building.
CONSTRUCTION DEPOSIT AGREEMENT
STRUCTURAL CHOICES SELECTED
This step involves choosing the main structural components of your new home that need to be identified early on for permitting and your personal Design Studio selections.
At this point, meet with one of our preferred lenders to put your financing together and obtain final unconditional loan approval.
DESIGN STUDIO APPOINTMENT
With the help of our professional design team, you will select from thousands of personal choices in our 5,000 SF Design Studio that make the home uniquely yours.
PERSONAL CHOICES & SELECTIONS FINALIZED
At this point, all of your structural and personal selections are locked in. Our in house team will prepare your home for permitting and we prepare for the construction of your new home to begin.
Once your plan has been selected, site development costs finalized, and you have chosen all of the selections that meet your needs, we will prepare the final contract that includes the final budget of building your brand new home.
At your pre-construction meeting, you will meet with your Superintendent, New Home Sales Consultant and Relationship Manager to review your home plans and identify your selections and special items. You will also review all your personal choices for accuracy and placement.
Your new home is now officially ‘under construction.’
As building continues, you are taken on a tour of the inner workings of your home. Bring a camera!
NEW HOME ORIENTATION
Once your new home is complete, we will demonstrate how to care for it and how your warranty will protect your investment.
To complete the process of transferring the home into your name, you will meet with your escrow officer and sign your loan documents. The loan will then be funded, and the county will record the title.
FINAL SIGN-OFF & KEY DELIVERY
Meet with our customer care representative for the final sign off of your new home and the receipt of your keys.
The day has finally arrived! You, your family, and all your belongings can begin getting comfortable in your dream home!
60-DAY CHECK UP
One of our customer care representatives will check in with you to identify and correct any warranty issues discovered after you move in.
11-MONTH FINAL REVIEW
With this step, we plan a last check in of the home to address small issues and educate you on the remainder of your home’s warranty.
