Step 1 - Free Initial Consultation
This meeting can occur at the building site, in our Design Studio, or at one of our model homes. You'll meet with a Project Manager to discuss your particular needs about your future home and property.
During this meeting, you'll view floor plans and included features while discussing your specific needs for your new home. Your Garrette Project Manager will provide some preliminary observations on the cost and feasibility of building on your selected property. Your builder representative might also take you through homes with similar floor plans, allowing you to see the fit, finish and layout of a Garrette Custom Home.
Financing land acquisition and home construction requires good planning at the beginning of the project. Your Project Manager can discuss the various financing options available including Garrette's unique Builder Finance program.
We talk you through the building process and show you how we plan for your construction, making it cost effective and eliminating challenges and surprises along the way.

Now that you've selected your property and floor plan, it's time to work with your project manager to get a clearer understanding of your homebuilding project's scope and cost. Utilizing our simple project cost worksheet, we can build your project on paper with the following components as seen in the example to the right.
Now that the key cost components are known and any constraints or contingencies for your building project are identified, it's time for Garrette's seasoned real estate, land development and building experts to vet your property to ensure the feasibility of your new dream home.
Step 3 - Feasibility
| Without proper experience and a rigorous due diligence process, land
acquisition, development and home building can be a risky venture.
During the feasibility period (typically 1 to 2 weeks), the homebuilding project built on paper in Step 2 is "proofed" to ensure that, indeed, the floorplan you selected can built for the price that was quoted. Garrette's construction manager will visit your building site with you to go over the home placement and any site development issues. Jurisdictional rules and regulations will be reviewed to ensure they don't interfere with the lot development or homebuilding. At the conclusion of the feasibility process your will have a detailed site plan and budget and the critical information that may affect your project. |
While the Garrette professionals are assessing the feasibility of your
property, you'll come to our state-of-the-art, 5,000 square foot design studio
to customize your home. You'll meet with one of our professional interior
designers to choose your cabinetry, lighting, flooring, countertops and bathroom
accessories. You'll be able to view kitchen and bath vignettes to see how
materials work together. Most of our clients rank this as their favorite part of
the building process. With all aspects of your land and new home now studied and priced, it is time to put together the construction agreement and get started on your new home. |
Step 4 - Pre-construction meeting
Your dream is about to become reality during this meeting with the construction manager, builder and builder's representative. You'll have the opportunity to see the blue prints of your home and clarify how your options and upgrades will be executed. The builder will also have a rough construction calendar laid out. This will be the final point at which you can make plan changes.
Step 5 - Building & Move-In
It takes approximately 120 days from foundation to move-in for your home. We want you to be comfortable in your new house, so we are there to walk you through your home at its completion. Our warranty team will give you instruction on the care of your home including the HVAC, electrical and water systems. After our final punchlists are completed you'll get the keys to your new home.
