During this meeting, you'll view floor plans, discuss included
features and consider the feasibility of building on the property. Your builder
rep might also take you through homes with similar floor plans, allowing you to
see the fit, finish and layout of a Garrette Custom Home.
We talk you through the building process and show you how we plan for your
construction, making it cost effective and eliminating challenges and surprises
along the way. If you're ready to purchase and go further with the building
process after meeting with the builder's rep, an earnest money agreement is
normally written during this consultation, and a $1,000 deposit is collected.
Step 2 - Feasibility: Here you'll meet again at the building site with your
Builder's Rep and the Construction Manager. You'll walk the site and discuss the

The construction manager will assess soil, grading issues, paving
needs and other site constraints. He'll use his observations to develop a
preliminary budget including soft costs for permitting, wells, septic and
utilities. He'll also determine whether a perk test is necessary. His
information gathering will help him develop a feasibility breakdown that will be
presented at the builder consultation.
Step 3 - Builder Consultation: This meeting occurs within 30 days of the
feasibility meeting. You'll meet directly with the builder and the builder's
rep, who will give discuss the site's feasibility for building and will give you

This meeting is a candid discussion that will uncover
challenges and risks of building on your chosen site. You'll have the
opportunity to choose structurals, including fireplaces, lofts and bedroom
options, windows and types of bathtubs and showers. The meeting generally
concludes with a contract agreement between you and Garrette Custom Homes.
Step 4 - Design Studio appointment: At our state-of-the-art, 5,000 square foot
design studio, you'll have every opportunity to customize your home. You'll meet
with one of our professional interior designers to choose your cabinetry,
lighting, flooring, countertops and bathroom accessories. You'll be able to view
kitchen and bath vignettes to see how materials work together. Most of our

Step 5 - Pre-construction meeting: The meat and potatoes of building your home
come together during this meeting with the construction manager, builder and

You'll have the opportunity to see your entire house plans
laid out and choose placement of electrical outlets and lighting. The builder
will also have a rough construction calendar laid out. This will be the final
point at which you can make plan changes.
Step 6 - Building your home: It takes approximately 120 days from start to

Step 7 - Move in: We want you to be comfortable in your new house, so we're
there to walk you through your home at its completion. Our warranty team will
give you instruction on the care of your home's HVAC, electrical and water
systems. Then we'll hand you the keys to your new Garrette Custom Home.
